WARING AVE. LOFTS, HOLLYWOOD, CA.

The Waring lofts are located just north of Melrose and Hancock Park, in a transitional area, just west of the Paramount Pictures Movie Studio.  This corner site has wonderful views to the north and east, with vistas that include the Santa Monica Range including the Hollywood sign and the Griffith Park Observatory. Our design included 15 units of varying sizes organized around a common landscaped court.  The development strategy took into consideration the distribution of unit types and their access to views and natural light.  The final distribution included; facing north and the street: 3 single level flats on the ground level that had a private patio, and 4 multi-level lofts with roof decks above.  Facing the courtyard, we placed 4 multi-level lofts on the garden, and single level flats with roof decks on the third level.  This distribution maximized the value and quality of each of the unit types as they adapted to specific location in the project.
