There are no vacant lots in the Pacific Palisades.

Everything new is over something old.  Not terribly old, just out of date, too small, too tired, and too old fashioned.

The original home on Muskingum, had been remodeled numerous times, the latest of which added some modern touches.  Our clients wanted to wholly re-vision the home, open it up, and re-connect the home with the exterior yards and it's mid-century lineage of which it was originally an aspiring member.

We re-organized the interior, opening the rooms to each other and the exterior,  re-shaping the exterior form, using a modern and warm pallet of natural materials.
