We currently are involved in a number of multi-family projects which are utilizing the incentives granted thru the provision of affordable housing units.  Empire Drive is one of these.  This is a small multifamily parcel, where the original entitlement was capped at 6 units.  With the provision that 1 of the units is set aside for affordable access, the increase in entitlement rose to 10 units.  This increase, and some of the additional incentives granted in this program, height, floor area, and parking ratio reductions, meant that the project, which was not viable as a standard entitlement, now becomes financially accessible. This is, in fact, the argument for the incentives in the State of California Density Bonus legislation.  In this manner, affordable housing is developer created, and distributed throughout the city in a non-concentrated manner.
